1. Grace Period
Guests receive a full refund of all charges, including service fees, if they cancel within 48 hours of booking, provided the cancellation occurs at least 48 hours before check-in.
What's refunded:
- ✓ Nightly rate (100%)
- ✓ Service fees (100%)
- ✓ Cleaning fees (100%)
- ✓ Taxes (100%)
- ✓ Caution deposit (100%)
Important:
Bookings made within 48 hours of check-in are not eligible for the grace period and are subject to late cancellation terms.
2. Standard Cancellation
If a guest cancels after 48 hours from booking but more than 48 hours before check-in, they will receive a refund of 100% of the nightly rate for all booked nights.
This policy applies once the 48-hour grace period after booking has elapsed.

- ✓ Cleaning fees (100%)
- ✓ Taxes (100%)
- ✓ Caution deposit (100%)
- ✗ Service fees (non-refundable)
3. Late Cancellations
Cancellations made within 48 hours of check-in are non-refundable.
This applies regardless of when the booking was made.
Refund status:
- ✗ Nightly rate (non-refundable)
- ✗ Service fees (non-refundable)
- ✗ Cleaning fees (non-refundable)
- ✗ Taxes (non-refundable)
- ✓ Caution deposit (refundable, no check-in occurred)
4. Early Departure (After Check-In)
If a guest checks in and later decides to shorten their stay, no refunds will be issued for unused nights.
The cancellation policy applies only before check-in. After check-in, all remaining nights and service fees are non-refundable, unless otherwise required by law or approved by BedEx due to a verified issue with the property.
Example:
A guest books 10 nights, checks in, stays 2 nights, and then decides to leave early. The remaining 8 nights are not refundable unless there was a verified issue with the property.
5. No-Show
If a guest does not check in and does not cancel, the booking is treated as a late cancellation and is non-refundable.
Guests are encouraged to cancel bookings they cannot honor to avoid charges.
6. Extenuating Circumstances
In cases of documented emergencies, guests may request a review for partial or full refund at BedEx's discretion.
Covered situations include:
- • Serious illness or injury requiring hospitalization
- • Death of a guest or immediate family member
- • Government-mandated travel restrictions
- • Natural disasters affecting the property or travel routes
- • Other verifiable force majeure events
Supporting documentation (medical certificates, government notices, etc.) may be required. BedEx reserves the right to verify all claims before processing refunds under this policy.
Caution (Security) Deposit
Caution deposits are held to cover potential damages to the property during your stay.
- Caution deposits are refundable within 7 days of checkout
- Any verified damage deductions will be itemized and communicated
- If a booking is cancelled before check-in and was eligible for a refund, the caution deposit is also refunded
- Disputes about damage deductions can be raised with BedEx Support within 14 days
Refund Processing
- Refunds are processed immediately upon approval
- Bank processing typically takes 3–7 business days
- Mobile money refunds may process faster (1–3 business days)
- Refund confirmation emails are sent within 24 hours
For any refund inquiries, please contact BedEx Support with your booking reference number.
Property Partner Cancellations
If a Property Partner (owner/manager) cancels a booking:
- Guests receive a full refund of all charges
- BedEx will assist in finding alternative accommodation where possible
- Property Partners may incur penalties for cancellations
